How Much Does It Cost?

The basic whole home inspection costs $275. Factors that could affect cost are the size of house and proximity to Lincoln. The whole home inspection includes the inspection, report, digital online photographs and follow-up with realtors, mortgage companies and title companies. Additional charges are only warranted if work is required above and beyond the normal scope of duty, such as re-inspections, meeting with contractors, etc. The basic inspection cost does not include additional services such as termite inspection or specialized services such as hazardous materials testing.

I inspect for termites and wood destroying insects when I conduct a whole house inspection at no charge, however I do charge an additional $50 for a formal termite inspection report that meets the standards and requirements of the real estate industry.

Specialized inspections such as a roof, foundation or pre-inspections for insurance carriers are $150 including the report.

Inspections related to home owner warranties or legal disputes are $150. Work requested beyond the normal scope of the report such as photo reproduction, duplicate reports and re-inspections are billed out at actual cost plus $40 per hour.
